  • What upfront costs can I expect?

    Every property will need to be inspected by our team to insure the property meets the required city/county codes and to make any suggestions that will make your property more desirable to renters. Your property will need to be free of any chipping/peeling paint on the exterior and interior and a thorough cleaning completed.


    Required fees can include: 


    Lead testing for all properties built prior to 1978- Required by MDE:  Costs range from $135 - $295

    Baltimore City/County rental License inspection: $150 for initial inspection, additional $75 for retesting if needed

    Yearly MDE registration fee: $30

    Yearly property registration fee (Baltimore City): $30/single family, $105/multi-family

    Baltimore County rental License fee: $60 (every three years)


  • What is the Lease fee charge?

    Canton Managements leasing fee is 100% of one months rent.  If you find the qualified renter on your own, that fee is reduced to $300 and will include Canton Management completing the lease signing with your applicant.  Unlike most companies, Canton Management does NOT charge a fee if your tenant renews their lease.


  • What is the monthly management fee?

    Our monthly management fee is 8% of collected rental income. 


  • What happens if my tenant has an emergency?

    If your tenant needs to reach us when the office is closed, their call is forwarded to our 24 hour emergency line and the call is dispatched directly to a CMC employee.


  • Is there a charge if Canton Management needs to coordinate maintenance/repairs on my property?

    No, Canton Management does not upcharge on vendor invoices.  Along with your monthly statement, you will receive the invoice that the vendor sends to us for payment. 


  • How and when do I receive my rental proceeds and monthly statement?

    We close our accounting at the end of each month.  Statements and funds are then sent electronically. 


  • What End of Year reporting can I expect?

    You will receive a 1099 and an Income and Expense report each year. 


  • What happens if my tenant does not pay their rent?

    If your tenant does not pay their rent, we will file in rent court on your behalf.
